建商35.3億擔保金 拚美河市解套

號稱全台最大的捷運聯合開發案、美河市，去年11月就取得使用執照，但因為被監察院認定北市府，有圖利廠商之嫌，產權過戶緊急喊卡，建商日勝生8日公告，將提供35.3億元的擔保金，希望藉此解套，今年9月可以交屋。

工人進進出出，忙著裝潢，位在新北市捷運小碧潭站聯合開發案的美河市，基地面積2.8萬坪，住戶超過2000戶，原本今年3月就該交屋，不過，住戶現在卻是有家歸不得，因為建商日盛生至今還拿不到，過戶產權。

由北市捷運局和建商日勝生聯合開發的美河市，號稱全台最大捷運聯合開發案，去年11月取得使用執照，沒想到12月卻遭到監察院糾正，北市捷運局以低於地價90億的價格，把徵收來的土地賣給建商，圖利財團，產權過戶因此緊急喊卡。

今年5月， 市府表示只要日勝生，提出35.3億的擔保金，就協助土地先過戶，日勝生一度反對，不過日勝生8日突然發出公告，已經跟兆豐銀行申請35.3億的授信額度，要交給北市府，希望藉此解套，如願在9月中完成交屋。

新北市政府透露，美河市9月中有機會能交屋，不過後續司法程序，將視明年土地鑑價的結果，差價也能從35.3億的保證金扣除。
